Development Application – The Green at Dickson  FAQs 

1) What is a Development Application (DA)? 

A Development Application (DA) is a formal request for planning approval. It outlines the details of a proposed development and is assessed by the ACT Government’s planning authority. 

2) What is being proposed in this DA? 

The Green at Dickson proposes a mixed-use precinct featuring seven architecturally designed buildings centered around a large open green space. The development includes residential apartments, retail and hospitality spaces, and enhanced community facilities. 

In later stages of the project, the vision also includes the naturalisation of the Dickson Drain, transforming it into a greener, more accessible corridor that complements the central open space and supports recreation and environmental outcomes. 

3) Who is responsible for the project? 

The proposal is being led by The Dickson Tradies (Canberra Tradesmen’s Union Club Ltd), supported by a professional team of experts in planning, architecture and construction.  

4) Why is this project important for the Dickson area? 

The project will enhance community amenities by creating safe, welcoming, and accessible public spaces. It will encourage social connections, increase foot traffic, and support local businesses. At the centre is a large green space designed for community use — helping to create a more vibrant, inclusive, and connected precinct for residents and visitors. 

5) How can the community learn more? 

The Development Application has now been lodged, and we’re committed to keeping the community informed. While initial consultation has already taken place, we will be holding a Community Information Session to help residents and stakeholders better understand the proposal. 

Details about the date, time, and location will be shared via our website and community channels. 

6) Where can I view the DA submission? 

The full DA documents are available on the ACT Government’s planning portal (link on website).  

7) What happens after the DA is lodged? 

After submission, the DA enters a formal public exhibition and assessment process. During this time, community members can make formal submissions. Updates will be shared regularly via our website and stakeholder communications. 

8) Will the club be closing? 

No — the club will remain open throughout the entire development. There will be no changes to club operations during Stage 1. The existing club will only close once a new club has been built and is ready to open in a later stage of the project. There will be no interruption to services for members or guests.  

9) Will any car parking be lost? 

Yes — as part of Stage 1, some of the grade-level parking in front of the club will be removed. However, the club’s underground car park will continue to provide ample parking for members and their guests when visiting the club. 

As part of the Development Application, the club conducted a parking survey of the Dickson Group Centre.

10) What’s happening to the gym? Will it be closing? 

The Tradies is working closely with the current gym operator, Team Fitness, to support their relocation to another site within the Dickson area. We understand how important the gym is to its members and the broader community, and we’re committed to assisting Team Fitness during this transition.  

11) How will traffic and access be managed? 

Traffic studies have been completed as part of the DA. The design considers safe and efficient access to the site, and any temporary impacts will be dealt with in consultation with transport authorities. 

12) Will the development cause noise or disruption? 

As with any large development, some temporary disruption is expected. Construction noise and hours will be strictly managed under ACT regulations to reduce impact on nearby residents and businesses. 

13) How will local businesses be supported? 

We are committed to working closely with local traders throughout the project. The development aims to bring more people to Dickson and support the local economy in the long term. Any short-term impacts will be carefully managed in consultation with businesses. 

14) Will the development reduce green space or community access? 

No. The project will increase access to green space. At its centre is a large, publicly accessible open area designed for community use, gatherings, and everyday enjoyment. 
 

15) Will community facilities be included in the development? 

Yes. The development includes a variety of community-focused features, including a large central green space designed for public enjoyment. This space will be landscaped to support passive recreation, social connections, and community events. 

As more detailed design work begins on the green space, we will also be developing play spaces to cater to a range of ages and abilities — further enhancing the precinct’s appeal as a place for families and local residents to connect and enjoy. 

The proposal also includes: 

  • Publicly accessible toilets for community use, accessible from the open space 

  • Improved pedestrian and cycle access through and around the site 

  • Stronger integration with nearby public spaces and future projects, including the naturalised Sullivan’s Creek corridor 

  • Retail and hospitality spaces designed to be open, welcoming, and accessible to the wider community 

These features are all part of the project’s goal to create a vibrant, inclusive, and connected precinct for Dickson.
 

16) Will the Sullivan’s Creek cycle path be affected? 

No major changes will be made to cycle paths during Stage 1 of the development. However, as some work will occur along the boundary of the site, we may need to make temporary adjustments to ensure safety during construction. 

If any temporary changes are required, we will consult with the community and provide clear communication to minimise disruption and maintain access for cyclists. 

17) Is this a staged development? 

Yes. The Green at Dickson will be delivered in stages. Staging has been designed to minimise disruption and maintain access for the community throughout the life of the project. 

18) How will the community be kept informed as the project progresses? 

We are committed to keeping the community informed throughout the life of the project. Updates will be shared regularly through a range of channels, including our website, email communications, and engagement with local stakeholders. 

We also plan to provide opportunities for the community to learn more and ask questions at key stages of the project. This may include information sessions, signage at The Tradies, and other forms of public communication.
